The Secret REIT With 36 Years Of Dividend Growth
One company is flying way under the radar.
Honestly, I think the radar might be broken.
The company is a REIT (Real Estate Investment Trust).
REITs own tons of real estate and make money by collecting rents from the people and businesses using their properties.
REITs have always been popular dividend stocks, because they have very high dividend yields.
But one REIT is barely talked about at all! It’s practically ignored!

One VERY POPULAR company, Realty Income (ticker: O), is talked about all the time.
Everyone knows about Realty Income… It’s a great dividend pick!
It pays a monthly dividend and has increased payments for more than 50 straight years.
I can’t get more than a month of news on Realty Income from Finviz… everyone is writing articles about this company.
But I found one company nobody writes about… there are so few articles on NNN REIT (ticker: NNN) it’s staggering…
Nobody’s talking about NNN!
And while NNN doesn’t have the same track record as Realty Income, it’s no slouch either.
Consider this NNN has a 5.6% dividend yield.
NNN started in 1984 as the Golden Corral Realty Corp. It allowed employees of the Golden Corral restaurant chain to invest in their business. In 1990, the Golden Corral Realty Corp started paying its first dividend and hasn’t looked back.
NNN has grown its dividend for 36 straight years!

REITs aren’t normally known for their dividend growth. Why? Because REITs are required to pay 90% of their income as dividends to shareholders.
It doesn’t leave a lot of money for the company to grow!
NNN is an exception. It’s averaged 2.5% annual growth in its dividend since the early 90s.
NNN’s next payment is the highest it’s ever been!
The company is about to pay $0.60 every quarter, which is 3.5% higher than the prior payment.
But you need to act fast to get the cash in your bank account.
You need to own NNN by July 30th (Wednesday), or someone else is getting the money!
While NNN started with restaurants, because of its initial involvement with Golden Corral, the company has diversified into many other properties like convenience stores and car washes.
I don’t understand why NNN isn’t talked about more.
REITs are a really important sector for dividend investors.
